I understand the folks at Mountaingate Country Club are working on new membership fees.

Perhaps that is the reason, why there has been such a strong sales period this past quarter. Currently, there are 3 homes available in the community, vs. 5 in ’15. There are 2 homes in escrow vs. 3 last year. As for closed escrows this past quarter, there were 8 new owners in the community, and last year there were 5. Currently there are 3 homes available for lease and 1 has been leased; last year there was 1 home for lease with 2 having been leased.

From a real estate perspective, what is happening in Mountaingate and how it is different from the 1st quarter of last year?

Currently there are 6 homes available for sale vs. 4 last year, and each year brought/brings 4 homes in escrow, with 5 closed escrows this past quarter vs. 4 last year. There are 4 homes available for lease and last year we had but 1, and this year 1 was leased vs. 2 last year. I am sure that you like me are hoping the gas company who is working on the lines for the automatic meters, as well as the crews doing the very important brush clearance are finished soon and that the “infamous Sepulveda Pass” area returns to its almost great self again!

From a real estate perspective, it has been a busy year “on the hill”!

If you look at the volume of sale activity year over year comparing 2014 and 2015, you will see that basically the number of sales has been about even. In 2014 there were 17 sales, 5 of which were private, and in 2015 there were 16 sales, none of which were private. For the 4th quarter of 2014 there were 5 homes available for sale vs. 6 available currently. There were two homes in escrow the last quarter of 2014, vs. 4 currently, and as for closed escrow, there were 6 in 2014, vs. three this past quarter (two of which closed escrow this past week).

Given the interesting economy we are in, how does the real estate market for Mountaingate compare from this past quarter to the same one last year?

Currently there are 9 homes for sale vs. 2 last year. There are no homes in escrow, where as there was 1 last year. We had 5 closed escrow this past quarter, compared to 4 last year. There are no leases available currently, and there were 2 last year, and there was 1 home leased this past quarter with 3 last year. Obviously Mountaingate is not experiencing a shortage of inventory as it is being experienced in other parts of West Los Angeles, which is giving Buyers some interesting choices.

How is Mountaingate doing specifically?

As usual, Mountaingate continues to hum along. In comparing real estate activity this past quarter vs. last quarter, it is very impressive to see how well the community continues to do. Currently there are 4 homes available for sale, vs. 7 last year, there are 2 open escrows, vs. 3 last year, 4 closed escrows vs. 2 last year. As pertains to leases, currently there is 1 home available for lease vs. 2 last year, and the number of leased homes, 2 is the same for both years. The lack of inventory that is impacting the entire market is also pervasive here as there are many buyers looking to be able to move to the community, and have little or no choice from which to choose from.
