The lack of inventory is also impacting Brentwood Circle. Currently there are two homes for sale with the same number available last year. There are two homes in escrow vs. one last year. Each year brought us no closed escrows for the past quarter, and last year there was one home available for lease, with one also leased, vs. none in either category this year.

The lack of inventory that we are hearing about is also impacting Brentwood. Currently there is only one home available for sale, vs. three last year. There are two homes in escrow currently vs. four last year, and we have seven homes in escrow, vs. 3 last year. The amount of homes available for lease is the same, one as it the number of leases done, one.

The lack of inventory is also impacting Bel Air Park. Currently there are four homes for sale vs. four last year; two in escrow and last year there were none. There were no closed escrows either year. For both years, the number of home available for lease is the same, two, and none were leased this past quarter, vs. one last year.

Is the increase in the interest rates going to make a change in the market, I have been asking a lot of “experts”, and the vote is out as to what it going to happen. Stay tuned. So what has been happening in our fabulous community this past quarter, and how does it compare to the 2nd quarter of 2012? As we are seeing/hearing in the media, there is a lack of inventory, and Bel Air Crest is no different. We currently have five homes for sale and one lot vs. ten last year. Of the six, two are Canyon homes and the remaining two are Custom. We currently have no Canyon Homes in escrow and one Custom home vs. two last year (one of each), and three Canyon Homes and two Custom Homes closes this past quarter with the same number of division of homes last quarter. As for leases, five homes were leased this past quarter, one of which was a renewal vs. four last year. As you know we are still dealing with the construction issues and most likely will continue to do so for another year (OUCH!).

What is happening in Mountaingate specifically?
Mountaingate is hopping (and not just because we just celebrated Easter!). The difference in the amount of activity between the first quarter of ’12 and ’13 is huge. Currently there are four homes on the market for sale vs. eleven last year. There is one home in escrow this quarter, which is a short sale and has been on the books for at least five years! Last year there were two homes in escrow. This past quarter there were six closed escrows, which included sales of homes that had previously been on the market, but had not sold vs. two closed escrows. Currently there is one home available for lease vs. four last year, and we had four homes that were leased vs. none during the same time period last year. Clearly the strength of the market indicated by the increase in prices along with the sale activity is evident in the community! I have the buyers, I just need more inventory to sell!
