What is happening in Bel Air Crest for the last quarter, and how are we doing this year vs. the same time period last year?
We have a great deal more inventory this year than we had last year, with 8 homes listed for sale, 1 of which is a Canyon home with the rest being Custom homes. Last year there were 5 homes for sale, 1Canyon and 4 Customs. Currently there is only one Canyon home in escrow, with no Customs, vs. none last year, and we have had 4 homes close escrow this past quarter, 2 Canyon homes, both of which were private sales (1 was an inter partnership sale), and 2 Custom homes. Last year both closed escrows were Custom homes. We have a huge inventory of homes available for lease; 9, two of which are Canyon, and the remaining ones are Custom. There are a number of Custom homes that are available for either lease or purchase. Last year there were 2 Canyon homes for lease, and in each year, 2 Canyon homes were leased. In general, as has been the case in the past, price is a major force in determining the speed in which homes are selling. With the ability to get so much information on line today, and with buyers being so much more sophisticated, they are researching what the previous sales price of a home was and also are for the most part more knowledgeable about quality and finishes and making determinations about value. As for our wonderful community, we are coming down to the finish of the remodel of the guard house, and will be starting on the re-design of the landscaping when construction is finished in the next month. You will most likely have seen the Dept of Water & Power trucks in the āhoodā. They are cleaning out the vaults and draining the water.
