What is happening on the Bel Air Crest front? As you know they are still working on the 405, and while they have done some work at out front entrance from time to time, they still have more to do, so we can look forward to more closures as they progress. Have we been economically impacted by the construction, it is hard to pin it to that directly, and it certainly does not appear to have impacted Mountaingate. I personally think it has been a combination of the construction and the over all economy. From a real estate perspective, it has been an interesting year. For the most part, there has been very little activity in the Canyon homes, and with more Custom homes for sale. At the moment, there is a Canyon home that is a short sale that is in escrow, and has 3 -4 “back up” offers, but it is also scheduled for sale at a trustee sale on the 3rd of January. If that sale goes through, then the short sale will be cancelled as the house will have been sold (stay tuned for an update). As compared to the same quarter last year, there are 2 Canyon homes for sale this year vs. the same number last year, and 6 Custom homes vs. 4 last year. This year there are 3 homes in escrow, vs. 2 last year, and for closed escrows 4 this year vs. 5 last year. One of the Custom home sales was a short sale. I am enclosing a copy of the report from the 4th quarter ‘2011 along with the one from ‘2012.
