We had our second annual Saturday Night at the movies recently and it was another big hit. Please mark your calendars for our annual BBQ which is being hold on Sunday the 15th of October. This is a fun way for all of us to mix and mingle and meet some of our new neighbors! The real estate story for our fabulous community has been a conundrum recently. For quite a while all of the activity has been in the Canyon portion of the community and the Custom portion has been somewhat somnolent. But that has changed this past quarter. The change between the 3rd quarter of last year and that of this year is very interesting. Last year, we had 4 Custom homes for sale (3 of which sold this past quarter, and 1 in the 2nd quarter). Currently we have 7 properties for sale, 5 Canyon homes, 2 Custom, and 1 Custom lot. Each year, we had 1 home in escrow, this year it is a Canyon home, and last year it was a Custom home. As for closed escrows for this past quarter, there were 8, only 1 of which was a Canyon home, all of the others are Custom homes. Last year at this time there were 4 closed escrows, 1 of which was a Canyon home, and 3 Custom homes. For both years, we have the same number of homes available for lease (5), and 3 homes were leased this past quarter, vs. 1 last year. While we have a strong real estate market, the essential point is and will always be the price of the property. The higher the starting price, the longer it will sit on the market and the eventual selling price is generally lower than it might have been had it been priced correctly from the get go- We have seen this in the properties in the community that have been lingering waiting for that perfect buyer.
