We have had a very interesting year in Bel Air Crest, and not only from a real estate perspective.
We have had some wonderful community events, including the annual BBQ, the first annual movie night (which was a HUGE success and will be back next year), and the first annual BAC car show, which was also a success and will also be back in the new year. We also have completed the remodel of the Guard Station (with some tweaks to come), and are looking forward to the remodel of the landscaping for the front entrance which is tentatively scheduled to begin sometime soon. On the Emergency Preparedness front, we have had a number of very successful drills and continue to add to our equiptment and readiness for an emergency. So what is happening in real estate? How do we look year over year from January of 2015 through December of 2016? Currently we have 9 homes on the market for sale, 2 of which are Canyon homes. There are no current escrows, and we had 1 Custom home close escrow in the last quarter. In 2015, there were 5 Custom homes for sale and no Canyon. That recurring theme has been the constant for the entire year. In 2015, we had 8 closed escrows, 2 of which were Custom, and the remainder Canyon homes. In 2016, we have had a total of 10 closed escrows, with 6 of them being Canyon homes and 4 Custom homes. Throughout the year, we have had a few homes come on the market, go into escrow, and then unfortunately fall out and come back on the market.
As previously noted, the projection is for continued growth in value and hopefully in inventory in the market as a whole. I expect to see those projections reflected in the new year.
