What is happening in Bel Air Crest and what have we done in the past year?
As a review for the community in general, we completed a major remodel of our playground which has been very well received. As I am sure you have noticed, we are in the midst of a remodel and updating of our front entrance and guard house which we hope to have completed in the few months. We are also working on updating and refreshing the landscaping throughout the community. Our Emergency Preparedness program is in full swing and we have held a number of training programs throughout the year and have more planned for 2016. Our program has received city wide notice for the breath and extensiveness and we welcome your participation. If you would like to join us; and we specifically need more Block Captains. If you are interested, please contact the managers. The work on the front entrance as a result of the work on Sepulveda has been completed also. We are still working with the city on various projects to improve the area in general.
On the real estate front, we had a more active year in 2014 than we had in 2015. There were 8 sales of Canyon homes, and 7 Custom, vs. 3 each this year. Currently we have 5 properties for sale, and have one Custom home in escrow. 4 Canyon homes closed escrow this last quarter. We also have a number of homes available for lease; one Canyon, and 5 Custom (2 of which are also for sale). We also had 2 homes that were recently leased, one each Canyon and one each Custom. As for the prices themselves, we have seen more of an increase in the value of Canyon homes, with the Custom homes holding off a little in their value increase.
