What is happening in our fabulous neighborhood, Bel Air Crest?
From a real estate perspective, you will see that we are in the same status of other parts of the city, we have a very limited inventory of properties on the market, particularly as compared to the 3rd quarter of last year. Currently there are no Canyon homes available for sale, vs. last year when we had 3. As for Custom homes we have 4, again vs. last year there were 6, and one lot. There is 1 Custom home in escrow, which is a foreclosure. As for closed escrows, there was 1 Canyon home, and 3 Custom homes that closed escrow. The Canyon home had previously been owned by an individual and had been listed. He donated this house along with some other real estate he owned to the UCLA Foundation, who in turn sold the house. Last year at this time we had only one closed escrow and that was for a Canyon home. We currently have 5 homes available for lease, 2 Canyon and 3 Custom. Last year there also 5 homes available for lease, with only 1 being a Canyon home. This past quarter we had one home leased, vs. one of each last year.
As I am writing this, we are looking forward to our first Car & Coffee event at the Club House on the 1st of October, and our annual BBQ which is scheduled for Sunday the 23rd of October. As always the BBQ will be a fun filled and delicious event, and I look forward to seeing you all there. You will be receiving the invitation shortly. And if you missed our first annual Food truck and movie night; it was a goodie. Everyone had a great time, and this now will be an annual event for the community. Also, just a short reminder, the deer are out in great numbers, as are the Mountain Lion and the Coyotes, so please be careful.
