What is happening in Bel Air Crest specifically, and how does it compare to the 3rd quarter of ’14?
Currently we have 9 (3 Canyon and 6 Custom) homes for sale and 1 lot, vs. just two sale listings last year. There are currently only 2 homes in escrow, both Canyon, one of which is a short sale and the other a private sale. Last year there was only 1 home in escrow. We had one closed escrow this past quarter, and that buyer is updating the home, and it will soon be back on the market, while last year we had 7 closed escrows, three of which were private sales (3 Canyon and the remainder Custom homes). We also have a number of homes available for lease, (6 – 1 Canyon and the remainder Custom) and two homes were leased this past quarter, again 1 Canyon and 1 Custom. Last year, we have 6 homes leased, only 1 of which was a Custom home. All of this makes for interesting conversation about how we as a community stack up against the common prevailing problem of lack of inventory.
