We have some very interesting dynamics going on in the community as pertains to real estate. Currently there are 4 Canyon homes for sale, all of which are listed at the highest prices we have ever seen in the history of the community, some of which are higher per cost per square feet than the Custom homes. For all of us, especially for the residents in the Canyon it will be interesting to see how the ultimate sale prices are going to impact the value of our homes. For all that we talk about the increase in prices of homes, it is as it has always been a function of price, in both parts of the community, we have seen a few houses that have lingered on the market for longer than expected times because of the price. Because of the research they have done, clients know what the price should be and for the most part, stay away if they feel the price is not appropriate. Currently there are 8 homes available for sale in BAC, 4 Canyon & 4 Custom, last year there were 5, 3 of which were Custom. We have 4 homes in escrow, 3 of which are Custom, and last year all 3 of the homes in escrow were Custom. For closed escrows, we have had 3 sales, 2 in Canyon, 1 of which was a private sale and 1 custom. We currently have 4 homes available for lease, 2 Canyon and 2 Custom, and 3 homes were leased, 2 Canyon and 1 custom. Last year 7 homes were available for lease, all Custom, and 2 were leased, 1 of each. Also, save the date of Sat. Aug 19 for the 2nd annual BAC movie & food truck night.
