The same issue of low inventory that is plaguing the city, is also very much a factor in our wonderful community. Currently we have 2 Canyon Homes available for sale as well we 6 Custom Homes for sale. All of these homes have been on the market for a bit, longer than any of us would like…So what is the problem. PRICE! That is always the issue when a property, particularly in a market such as ours when the properties are sitting. In comparing the status of the market from this past year to now, we are basically in the same position. We had 8 homes for sale, 1 in escrow, vs. now, and 4 closed escrow vs only 1 this past quarter. I personally have a number of Bel Air Crest Canyon Home buyers, but we have not found sellers for what the buyers are looking for. I do however have a lovely new lease listing on Folkstone, (11718). We are asking $7,800 for this 3/2.5 home with its own pool. It is vacant and ready for its new family to live in and enjoy!

This past week, we had a most interesting lecture from a representative from the National Park Service, discussing the wild life we find ourselves living with (I know we all love living in Bel Air Crest, apparently, the Coyotes, Bobcats, Mountain Lions, and Racoons do also!). She shared some good advice with those of who were in attendance. Given the national habitat we have, which in many cases extends into our backyards, the Coyotes feel very comfortable there. We need to clear out the density of our landscaping, keep the fruit tree droppings clean, not leave any small animals out un attended which includes their food, and when we do encounter one, make our presence know (but do not run). Make noise, wave and flap our hand and arms and don’t stare them down. She also recommended we keep our pets on short leashes and pick them up when we encounter a coyote. As for rattle snakes, she said they only strike when they are coiled up, so we all need to watch were we are going and to take special care of our children as well.
