What specifically is happening in Bel Air Crest?
We are being told that the closures of the 405 and/or Sepulveda at our front door should be over in the next 4 -5 weeks. YEA!!!! The timing with the full force of the Spring home buying season, should make life interesting for all of us! Currently there are NO Canyon homes listed for sale and five Custom homes available for sale. There is also 1 Custom lot available for sale. For the same time period last year, there was one Canyon home available and four Custom homes available. The big difference is in the amount of homes in escrow and closed escrows. Currently we have one Canyon home and one Custom home in escrow vs. five homes (two Canyon and three Custom homes) in escrow the first quarter of ‘13. As for closed escrows this last quarter, we have five (again, one Canyon, and four Custom), vs. two for the first quarter of 2013 (one of each Canyon and Custom). We currently have 5 homes available for lease (2 Canyon and 3 Custom) vs. two, one of each last year. This past quarter, there were no homes leased and one last year. There is also one Custom lot available and none for this past quarter last year. There are some rumblings of other activity across the board, but until any formal action is taken one way or the other, this is the “official” news as of today.
